What is a Short Sale?
A short sale occurs when the purchase price is contingent upon the sellers bank accepting a payoff that is less than what the current home owner(s) owe on it.

I am not currently behind in my mortgage, is a short sale still an option?
It can be, the bank has the final decision and each short sale is a case by case basis.

I have to get bank approval, short sale qualified
No, there really isn't a "short Sale" qualified status. The listing and the purchase agreement accepted by the home owner has to put everyone on notice that the final decision rests with the bank.

How do I know that a short sale is the way to go?
The only way is to research all options, and decide which option is best for you. Generally you will be eligible to purchase a new home sooner sometime within 2 years, compared to that of 5 to 7 with a foreclosure.
